Green Republic is in the very beginning stages of the planning and design process for an exciting new 8.25 acre Transit Oriented Development (TOD) project that will be located along West San Carlos and Sunol Streets in San Jose. It is the first proposed project to go through the Valley Transportation Authority’s Joint Development Program, which was established in 2004 to provide long-term funding for VTA operations, as well as to help increase ridership and establish retail and residential uses along transit corridors (for more information on this project click here)
On May 1st, the Valley Transportation Authority (VTA) will be voting to approve a “purchase and sale agreement” for Green Republic to transfer ownership of the land to Green Republic. This vote is the culmination of years of work by the VTA Board and its staff to vet and select the development team most qualified to build a high quality TOD mixed use development on this site. If approved, this project will then proceed through the San Jose planning and approval processes.
Even before an application has been filed for this project, we have been meeting and talking with the community about their vision for what is now a blighted area of the Midtown neighborhood. To date we have held six community meetings and will continue to engage with various stakeholders in the Midtown neighborhood throughout the course of this project.
To satisfy and exceed the VTA and City of San Jose’s TOD building requirements, our current vision includes:
- Four buildings—two at 90 feet and two at 120 feet
- Density of 100 units per acre for a total of 400-800 residential units
- 15,000 square feet of retail space below residential units
- Less than ½ mile walk to several Light Rail and BRT lines, including the planned Vasona Light Rail station
- Several acres reserved for park land close to the development
- LEED Building features, including rooftop gardens and pedestrian paseos for easy access to transit and retail
- Above ground parking structures with NEED PARKING RATIO per unit
Our current design plans are still very conceptual and have already begun to evolve with the feedback we have received thus far from the community, and we hope that they continue to improve over the course of the planning process.
